What is a Residential Home Inspection?

A Residential Home Inspection is a visual, non-invasive, non-destructive inspection of the structure and components of a home to attempt find items that are not performing correctly, items that are unsafe or maintenance concerns that might indicate high expense for the home owner.

If the home inspector has a concern he will include a description of the problem in a written report and may recommend further evaluation, which could be by a Licensed specialist, a general Contractor or another qualified person.

As a Home Buyer, before you close, you need to consider whether or not repairs are needed now and who’s going to pay for them or whether or not the home is right for you based upon what you are presented with in the home inspection and any further findings from those specialists referred.

As a Home Seller, you need to consider whether the price you are asking for the home reflects the conditions found, and whether you would remedy the conditions before putting you home on the market and having a re-inspection.

What a Home Inspection is not.

A Home Inspection, performed for the buyer, is not a collusion between the inspector, their client (the buyer) and their realtor to try to leverage some sort of penalty or price reduction from the seller.

A Home Inspection, performed for the seller,  is not a soft report designed to help the seller sell their house for top dollar.

In every case, the home inspection is an independent, unbiased report of the findings of a properly trained professional who is there to provide consultant services about the condition of the home and any material defects that have been found.

A Residential Home Inspection is not a mould, asbestos, radon, energy, or environmental inspection nor will it generally include the inspection of building not attached to the main dwelling, pools spas, wells, cisterns or septic services.   These are all ancillary services that should be discussed with your inspector at the time of booking your inspection.

A Residential Home Inspection performed by a Professional Home Inspector may include portions of these ancillary service by request, or they may be offered at a discount, and again this should be discussed with your inspector at booking time.

What about my Home Inspector?

A Professional Home Inspector should adhere to a strict Standard of Practice that is regulated either in law (Licensing where applicable) or by a bone-fide Home Inspection Association as well as a professional Code of Ethics.   You can be assured that your Future Proof Property Inspector will adhere to the highest standards and are members of both the International Association of Home Inspectors and the Ontario Association of Certified Home Inspectors and complies with the Code of Ethics and Standards of Practice of BOTH organisations which are complimentary.

You should be able to trust your Professional Home Inspector.   Your Future Proof Property Inspector has undergone a full police background check and maintains continue professional and educational development to keep them at the top of their field.

You can trust when your Home Inspector quotes you a price on the pre-inspection agreement for a Residential Home Inspection, it includes everything, including the taxes due so you are left with no surprises at the inspection.

A home inspector’s report will review the condition of the home including:

  • heating system,
  • central air conditioning system (temperature permitting),
  • interior plumbing
  • electrical systems
  • roof
  • attic (where accessible)
  • visible insulation
  • walls
  • ceilings
  • floors
  • windows
  • doors
  • foundation
  • basement
  • visible structure

Your Future Proof Property Inspector is trained to be able to offer additional services not included in a typical residential home inspection, such as:

  • mold sampling and laboratory analysis
  • asbestos sampling and laboratory analysis (requires waiver from home owner)
  • radon measurement and laboratory confirmation (requires extended time and could require special house conditions)
  • water sampling and laboratory analysis
  • thermal imaging
  • heat/air loss inspections typically known as energy audits, without the diagnostics
  • visual septic system inspection
  • visual pool and spa condition and safety inspection

Additional services are normally chargeable as an extra cost negotiated at the time of booking.
